Auckland (The NZ Today)
Rapid growth in house prices across several major Australian cities has sparked fresh optimism among New Zealand homeowners and property investors, raising questions about whether New Zealand’s housing market could soon follow a similar path.
Recent figures show that Sydney’s median house price reached nearly NZ$2 million in June 2026, compared with around NZ$1.09 million in Auckland. Over the past year, house prices in Sydney rose by 3.9%, while Perth recorded a remarkable 24.5% increase and Brisbane saw prices climb by 19.5%.
*Could New Zealand Follow Australia’s Lead?*
Property experts say New Zealand’s economy and housing market have historically tended to move in similar directions to Australia’s. However, they caution that Australia’s recent housing boom does not necessarily mean New Zealand will experience an immediate rebound.
During the Covid-19 period, New Zealand house prices surged by around 42%, compared with approximately 22% in Australia. As interest rates rose, New Zealand experienced a much steeper correction. National house prices remain about 15% below their peak levels, while Auckland prices are still more than 20% lower. In contrast, Australia’s market fell by around 13% before recovering relatively quickly.
*Migration and Strong Economy Supporting Australia*
One of the key drivers behind Australia’s strong housing market has been high migration and a resilient labour market. At one stage, net migration was adding about 2% to Australia’s population each year, although that rate has now slowed to around 1%.
New Zealand also experienced annual population growth of around 2% for a period, but this has since eased to about 0.5%. Meanwhile, Australia’s unemployment rate stands at 4.3%, compared with 5.4% in New Zealand, where joblessness continues to rise. Lower unemployment and stronger consumer confidence have encouraged more Australians to enter the property market.
*Positive Sign, But No Guarantee*
While rising house prices in Australia may offer some encouragement for New Zealand homeowners, economists say the pace of any recovery in New Zealand will depend on several factors, including economic growth, employment levels, migration trends and future interest rate movements.
For now, experts believe it would be premature to expect the same kind of housing boom seen across parts of Australia, but developments across the Tasman could provide a positive signal for New Zealand’s property market in the years ahead.
